Description:

The office building of the former "IBM" Germany headquarters was located at Lyoner Straße 13 in the office district of Frankfurt-Niederrad. It consisted of a three-storey low-rise building and a twelve-storey high-rise. In 2004, Deka Immobilien Investment GmbH acquired the building and land. ICP mbH was commissioned as general planner for the deconstruction of the building.

The demolition of the building structure, which was contaminated with pollutants such as asbestos and KMF, had to be carried out according to very high quality standards. By separating the resulting demolition material, the costs for disposal were optimised.

The company EUROVIA Beton GmbH, Hofheim Environment and Waste Disposal Branch (formerly Mörfelden) was commissioned to carry out the project "Deconstruction Lyoner Strasse 13".

Services performed by ICP:

The building substance investigation and pollutant identification carried out by the general planner ICP formed the basis for the selective deconstruction of the office building. In addition to the building rubble, the building investigations identified asbestos contamination, insulation material containing glass fibres (KMF), contaminated wooden components and building materials containing tar, which could thus be disposed of separately. The preparation of the tender and participation in the awarding of the contract were also part of the ICP's tasks.

Based on existing documents and the results of the building survey, a disposal and deconstruction concept was developed. For the deconstruction concept, various deconstruction techniques were examined in advance for their applicability and the appropriate technique was identified.

The building was demolished in the conventional style. The resulting rubble was recycled or, if not otherwise possible, sent to a landfill. ICP, as the local construction supervisor, documented the work carried out. In addition, it provided the SiGeKo and carried out the preservation of evidence (including sound level, dust and vibration measurements).

A total of approx. 70,000 t of construction debris, soil material, wood and mixed waste were recycled or disposed of. The ICP company monitored and documented the proper disposal of the resulting material.
